CAPE MAY Appraisal Update, NJ The maximum lot coverage in the city’s R-1 zone along Cape May Avenue will be increased from 30% to 40%.
At a Monday, June 4th meeting, Mayor Edward J. Mahaney Jr., said there have been requests from residents to have lot coverage increased in the three, R-1 zoning districts.
On a second request before the Cape May Planning Board, the area to be considered for a maximum lot coverage increase in the R-1 zone was limited to a four-block area of Cape May Avenue, said the mayor. He said the increased lot coverage would be limited to houses that front on Cape May Avenue. The Planning Board made a recommendation that City Council formulate an ordinance change to increase lot coverage from 30% to 40% on eight blocks, counting both side of Cape May Avenue. Lots on Cape May Avenue are the largest of the three R-1 districts, said Mahaney. “They have ample ability to handle the additional coverage,” said Mayor Mahaney. He said, in general, the R-1 zone had the most limited lot coverage. In the downtown area, where many homes were built more than 100 years ago, some lot coverage is nearly 100%, said the mayor. Mahaney said the Cape May Planning Board felt it made more sense to increase the lot coverage for the zone rather than require property owners to apply for variances.
Cape May Council passed a motion to ask City Solicitor Tony Monzo, Planning Board Attorney George Neidig and Planning Board/Engineer Marc DeBlasio to prepare an ordinance to increase the lot coverage on the specified area on Cape May Avenue. Mahaney said the ordinance should specify that the properties must face Cape May Avenue.
