Normally, in residential practice, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has contracted in order to maintain independence. It follows that appraisers have certain duties of confidentiality to their clients, plus strict rules and regulations that must be followed. So, as a homeowner, if you want a copy of an appraisal report, you generally have to get it through your lender.

Other obligations include numerical accuracy depending on the scope of the assignment, attaining and keeping a respectable level of competency and education, and naturally, the appraiser must bear a professional demeanor.
